In today’s day and age, the majority of those searching for a property in Turkey will start off with a simple search on the internet. With thousands of Turkish properties listed on portals and agent websites, it’s crucial to get noticed and attract that all important first click through to your listing.
Good Images Are Important
In the 10 years that Oceanwide Properties has been an estate agent in Fethiye, it’s amazing how many vendors overlook the importance of presenting their Turkish property in a good light. As the saying goes, ‘a picture is worth a thousand words’; this is very true, especially when it comes to selling your property. With that in mind we have come up with a few tips to help you get your home noticed:
Clear the Room
Move the mess. Nobody wants to see a cluttered room. Clothes strewn across beds, rubbish and the remains of last night’s dinner on the countertops, kid’s toys scattered across the floor and people watching TV or lying by your pool doesn’t make an onlooker keen to view more, in fact it’s quite the opposite. They think you can’t be bothered maintaining your property so why should they buy it?
Set the Scene
Clutter moved; add splashes of colour with flowers, an ornament or a nicely arranged bowl of fruit. Photograph the room from the corners, stand on a chair and tilt your camera downwards slightly to give the photo more dimension and viewers an idea of scale.
Time it Right
Not the shutter speed, rather the time of day! Make use of natural light for exterior photos. Some of the best and most inviting pictures are taken either early morning or as the sun is setting.
What to Photo
The more good photos we have, the better. With the majority of our clients coming from colder climes, the main reason they buy a property in Turkey is to take advantage of the great weather and outdoors lifestyle. Take a look at our website www.oceanwideproperties.co.uk and you will notice the majority of main feature photos we use are exterior shots of the outside of a property, its pool (when clean and filled) and gardens. Spend time to get a good shot of the exterior, ideally from the pool looking back at the property. Also take some of the pool itself, any feature areas like terraces, BBQs, carports or garden pagodas. Move indoors and take photos of each room, ideally from a couple of angles to gain the best shots.
Feature the Selling Points
Every property has its own, unique selling points – whether it’s a sea view, an amazing pool, well maintained gardens, a new kitchen or extra large balconies – make the most of it. What made you buy the property? There are others like you out there so make sure to snap away at those points in order to find them.
Keep us Updated
If your property has been on the market for some time, it may be worth having a look back at your agent listings and seeing if you can update the images or make them more appealing. We are happy to receive updated photos from vendors as it keeps their listing fresh on our website as well as the many portals that we feed.
